Care Home Fees & Property

  • If your loved one has capital over a certain threshold (£23,250 in England; £50,000 in Wales), they may not qualify for financial assistance from the Local Authority. Private care fees will need to be covered from existing capital and income.
  • The means test includes most savings and assets, but certain exceptions apply to the property. For instance, the home is not included in the means test if a child under 16 lives in the property, if care is being provided on a temporary basis, or if a relative over 60 or a disabled relative resides in the house.
  • During the first 12 weeks following admission to a care home, the property is excluded from the means test. The local authority may assist with care fees within certain limits. A "third-party top-up" may be required to cover the difference between actual care fees and the local authority contribution.
